When looking at a property that you are interested in purchasing there is much to consider as we have discussed in a previous post.
One important feature to be aware of that we have not discussed previously is the importance of gutters and down pipes.
While gutters and down pipes might not seem to be a hugely important aspect of a property, if they are both not in good condition they can lead to massive problems.
Down pipes not discharging correctly
Down pipes are designed to carry rain water away from the gutters and into a drainage system. Each down pipe SHOULD lead directly into a gully which is connected to the drainage system.
When this does not happen it can lead to huge issues both internally and externally.
In many cases we have seen over the years especially with older properties the water from the down pipes is simply flowing on to the ground.
Problems caused –
1. Damage to render and paint work: Over time as water is constantly hitting off the render and paint work, it will damage both and lead to water finding its way into the house.
 
			2. Dampness internally: When the water from the down pipe is discharged directly on to the ground over time it will leak into the house. This will cause dampness on the internal walls, skirting and furniture.
 
			3.Pounding: As the water gathers on the ground underneath the down pipe it will lead to ponding, which can attract vermin and looks unsightly.
 
			Solution –
In some cases the solution can be quick and easy and the down pipe can be directed into a near by gully using a down pipe shoe.
In more extreme cases a new gully will need to be installed in the drainage system. This will involve digging up a new channel that will connect a new gully under the down pipe.
